The re-roofing project at the Childcare Center is complete and the contractor is waiting for the warranty walk-through. The first change order reflects adding demolition of flooring to the scope of work and deducting the cost of the removal of the rooftop units from the scope of work. It was originally planned to remove the rooftop units with a crane, repair the membrane, and reset the rooftop units back in place, but the contractor was able to flash it in properly without physically removing the rooftop units. This resulted in a cost savings by not having to mobilize a crane for this portion of the work. The second change order reflects the return of the City's contingency credit due to the savings related to the change in the scope of work for the rooftop units. This cost-savings is passed on to the City and the unused contingency is returned to the City. The remaining balance on the project is the retainage while the contractor is working on punchlist items and final paperwork.
